What Should a Glass Sub's Bid Packet Include on a DFW Luxury Build?

The demand side is strong. DFW authorized 71,788 new residential units in 2024, the most of any major U.S. metro — ahead of Houston at 65,747 AND New York City at 57,929, according to Construction Coverage using U.S. Census Bureau data. Luxury new-construction permits above $500K hit 1,900 units in DFW in Q1 2026 alone (HBWeekly, April 2026). That's a lot of frameless shower enclosures, glass railings, and specialty glass walls being spec'd and awarded in a compressed window.


But the conversion side has friction. Glass fabricators nationally report that quoting activity is strong in 2026 while projects stall in permitting before they convert (USGlass/Glass Data, May 2026). Dallas didn't make that easier — the city launched its DallasNow permitting system on May 5, 2025, replacing the legacy POSSE system and changing submittal workflows for every trade, with permit and fee ranges running roughly $12,000–$28,000 on new builds (Permit Place, April 2026).


So the market is generous with opportunities and stingy with certainty. A builder who wants a glass scope to actually convert — not sit in a quote pile — wins by handing over a packet that's already code-ready, so there's nothing left to argue about once the permit clears.


Why an Incomplete Bid Packet Turns Into a Schedule Problem



Every gap in a glass bid packet becomes a question, and questions become RFIs. A 2025 Dodge Construction Network study, cited in TaskTag's RFI guidance, found that RFIs left unanswered for more than five days carry a 60% probability of causing a schedule impact. The same data shows construction projects generate roughly one RFI per $25,000 of contract value — so a $500,000 glass scope can produce around 20 RFIs before it's done.

The problem compounds at the fabrication stage. Glass is not compressible. Unlike drywall, you can't add crews to speed up a batch already in production. Glass orders can't be released until shop drawings are approved and field measurements are confirmed, which means every week of approval delay translates directly into a week of fabrication slip, per AC Glass's glazing timeline guidance. Specialty glass — low-iron, fritted, large-format, laminated assemblies — carries 10–16 week lead times once released, and 4–16 weeks depending on fabrication complexity (Glass Repair Authority).


Remember, a glass bid packet with a missing callout isn't easier to send — it's just more expensive to build. The cost doesn't disappear; it moves downstream and lands on the builder's critical path.


The Four Things a DFW Glass Bid Packet Should Specify



If you're speccing a glass package, these are the details that determine whether the schedule holds:

Glass type — laminated vs. tempered, called out per opening. These aren't interchangeable. Laminated assemblies carry different lead times and different code triggers than tempered. Leave it as "safety glass" and the sub has to ask — and that question immediately stops shop drawings. Name the product per opening.


Hardware grade — 304 vs. 316 stainless. For frameless shower enclosures and glass railings, corrosion environment drives the spec. 316 stainless resists corrosion better in wet and coastal-adjacent conditions; 304 is often fine for dry interior applications. On a $1M+ home, specifying the grade up front prevents a substitution fight later and protects the finish the client is paying for.


Substrate readiness. Glass railings, stair systems, and heavy mirror installs depend on what they're anchoring to. If blocking, waterproofing, or curb conditions aren't confirmed, the sub can't commit to a firm install date without hedging. A one-line substrate note per condition removes that hedge.


Confirmed dimensions and access. Final measurements and honest access notes — stair widths, elevator availability, tight interior turns for large-format glass — are what let a sub commit a real date. Large custom units can't be resized in the field.


Handle those four, and a bid packet reads as a build-ready document instead of a starting point for negotiation. The tariff environment adds one more reason to be precise: nearly all fabricators called 2025 a difficult year driven by tariff escalation on aluminum, steel, hardware, and specialty components, and that volatility "disproportionately affects specialty glass fabrication" on long-lead jobs (Glass Magazine, 2026 Top Glass Fabricators Report). Locking specs early is how you price and schedule against that volatility instead of getting surprised by it.
